D.M. Wenceslao & Associates, Incorporated is an integrated property developer with expertise in land reclamation, construction and real estate development, serving as the master developer and primary owner of one of the largest contiguous, prime, urban land holdings in Metro Manila while transforming Aseana City into the next generation central business district with resort casinos and entertainment complex.
The company was founded as an engineering and construction business by Delfin M. Wenceslao in 1960 before formally incorporating it five years later. Since 1965, DMW has reclaimed more than 2.4 million square meters of land, leased or developed 260,000 square meters of land and buildings, and completed over 140 construction and infrastructure projects including large, complex government developments throughout the Philippines.
The company’s common shares began trading on the Philippine Stock Exchange on June 29, 2018 under the symbol “DMW.” The organization operates under a well-established leadership structure with experienced executives overseeing various aspects of the business.
Along the shoreline of Manila Bay stands Aseana City, one of the company’s largest developments spanning 204 hectares and serving as the location of the Philippine Amusement and Gaming Corporation Entertainment City, home to several entertainment, commercial and residential establishments. The company also led the Tarlac–Pangasinan–La Union Toll Expressway project, a 88.58-kilometer structure that greatly reduced travel time from Manila to Baguio.
DMWAI derives approximately 67 percent of its revenues from leasing, while the rest comes from the sale of condominium units and construction contracts, with about half of rental revenues coming from land rentals and the other half from building leases maintaining a 98 percent occupancy rate.
The company has finished six commercial buildings and one residential condominium, with nine buildings currently in its construction pipeline including 8912 Asean Ave, Parqal which is one of the largest mixed-use and public space projects inside Aseana City, and MidPark Towers.
