Ayala Land, Inc. (ALI), the biggest property developer in the Philippines, recently shared how much money they made in the first three months of 2026. According to their press release sent to the Philippine Stock Exchange on April 30, 2026, the company earned P5.4 billion in net income and brought in P37.5 billion in total revenues.
Think of Ayala Land as a company that builds and manages different types of buildings and properties – from houses and condos to shopping malls, office buildings, and hotels. Let’s break down how they made their money.
Two Main Ways Ayala Land Makes Money
1. Selling Properties (Property Development)
Ayala Land made P20.3 billion from selling properties in the first quarter. This includes houses, condominiums, and land. They also recorded P28.2 billion in sales reservations, which means people agreed to buy properties from them – that’s like P9.4 billion worth of properties every month!
Residential sales (homes and condos) reached P24.4 billion, which was the same as the previous quarter. This year, the company plans to deliver 13,000 residential units across 40 different projects to people who bought them.
2. Renting Out Properties (Leasing and Hospitality)
This part of the business made P12.6 billion, which is 9% more than the same period last year. This includes money from shopping malls, office buildings, hotels, and warehouses that Ayala Land owns and rents out to other businesses and people.
Here’s how each part performed:
- Shopping Centers: Made P5.8 billion. More people are visiting their malls like TriNoma and Ayala Center Cebu. They also opened a new mall called Ayala Malls Arca South, which added 17,500 square meters of space for shops.
- Hotels: This was a big winner, growing 30% to reach P3.4 billion. The New World Makati Hotel and renovated hotels like Seda hotels and Lagen Resort in El Nido helped boost these earnings.
- Offices: Stayed steady at P3.0 billion. Their office buildings are doing better than other office buildings in the industry when it comes to keeping tenants.
- Warehouses: Made P439 million, which is 23% more than last year, because more companies are renting their storage spaces.
What the Company is Focusing On
Anna Ma. Margarita Bautista-Dy, who is the President and CEO of Ayala Land, explained their plan for 2026: grow their rental business (malls, offices, and hotels), keep their property sales stable, and make sure the company stays financially strong.
The company is putting more effort into businesses that give them regular income every month (like rentals) rather than one-time sales. They plan to build over 270,000 square meters of new mall and office space, and they’re also reopening the five-star Mandarin Hotel.
Money Spent and Financial Health
Ayala Land spent P23.0 billion on building new projects and improving existing ones in the first quarter – that’s 11% more than last year. They spent much more on their rental properties (53% increase to P6.1 billion) because they’re expanding their malls and office buildings.
The company remains financially healthy with a net gearing ratio of 0.81:1 and an interest coverage ratio of 4.6x. In simpler terms, this means they’re not borrowing too much money compared to what they own, and they can easily pay the interest on their loans.
Giving Back to Shareholders
In February 2026, Ayala Land declared cash dividends totaling P5 billion – that’s 19% more than what they gave in the first half of 2025. Dividends are like rewards that companies give to people who own their stock.
They also finished a P28 billion share buyback program and approved a new P10 billion program in March. A share buyback is when a company buys back its own stock from shareholders, which is another way to return money to investors.
