Megaworld Corporation, one of the biggest property developers in the Philippines, has just added another environmentally-friendly office building to its collection. This makes them the clear leader in “green” office buildings in the country.
According to a disclosure filed with the Securities and Exchange Commission on April 8, 2026, Megaworld now has 32 office properties that are either LEED-certified or registered. LEED stands for “Leadership in Energy and Environmental Design” – think of it as a report card that tells you how eco-friendly a building is.
What’s New?
The company’s newest office tower called “Enterprise Two” in Iloilo Business Park just received a LEED Gold certification. This is like getting a gold medal for being really good at protecting the environment. The certification came from the U.S. Green Building Council (USGBC), which is the organization that checks and grades buildings around the world.
Enterprise Two is a 12-story office building located in Iloilo City, inside Megaworld’s huge 72-hectare township (that’s about the size of 100 football fields!).
Understanding LEED Certification
LEED is the world’s most popular system for rating how “green” or environmentally-friendly buildings are. Buildings earn this certification by having special features that save energy, use less water, and reduce pollution. It’s like how students get good grades for doing well in school – buildings get LEED certification for being good to the planet.
Megaworld’s Green Building Collection
Out of Megaworld’s 32 LEED properties, 24 have already received their official certifications:
- 12 buildings with LEED Gold – the higher achievement level
- 12 buildings with LEED Silver – still excellent but a step below Gold
Some of their LEED Gold-certified buildings include towers in popular business areas like McKinley Hill, McKinley West, and Uptown Bonifacio in Taguig City, as well as buildings in Pasig City, Bacolod City, and Iloilo.
Their LEED Silver-certified buildings include several towers in Uptown Bonifacio, McKinley West, and even in Pampanga.
What Makes Enterprise Two Special?
Enterprise Two is actually the second building in Western Visayas (the region where Iloilo is located) to get LEED Gold certification. The first one was Enterprise One, also built by Megaworld in the same area.
The building is quite large, with 39,000 square meters of office space available for rent. To help you imagine this: each floor can fit about 4,000 square meters of office space – that’s big enough for many companies, especially those in IT and business process outsourcing (the industry where companies handle customer service and tech support for businesses around the world).
How Does It Help the Environment?
Enterprise Two has several features that make it eco-friendly:
- Rainwater harvesting system – collects rainwater to use later instead of wasting it
- Double-glazed windows – special windows that keep the building cooler, so it needs less air conditioning
- Reflective roof coating – reflects sunlight to keep the building from getting too hot
- Low-flow water fixtures – faucets and toilets that use less water
- Electric vehicle charging stations – places where electric cars can charge
- Bicycle racks – encourages people to bike to work instead of driving
- Easy access to public transportation – so people don’t need to use private cars as much
