
Megaworld Corporation, one of the biggest property developers in the Philippines, has announced that it raised P5.6 billion by selling shares of MREIT (Megaworld’s real estate investment trust) between April and July 2026. According to their disclosure filed with the Securities and Exchange Commission on July 13, 2026, this money will be used to build new income-generating properties across their township developments in the country.
What is Megaworld Doing with the Money?
Think of it this way: Megaworld owns many buildings like offices, malls, and hotels that earn rental income (money from tenants who use these spaces). They sold some shares in MREIT, which is like a special company that holds these income-earning buildings, to get cash. Now they’re using that cash to build more offices, malls, and hotels in their townships.
A township is like a mini-city with everything people need – places to work (offices), places to shop (malls), places to stay (hotels and residences), and places to have fun. Megaworld builds these townships in different parts of the Philippines.
Understanding Wave 5: MREIT’s Big Expansion
The company is preparing for what they call “Wave 5” – the fifth round of adding properties to MREIT. This Wave 5 will add 303,500 square meters of space (imagine about 42 football fields worth of buildings). After this addition, MREIT will manage over 950,000 square meters of property, getting very close to their goal of one million square meters, which they’ll reach earlier than their 2027 target.
Here’s what makes Wave 5 special: MREIT used to focus mostly on office buildings (over 95% of their properties). After Wave 5, the mix will change to approximately 77% office buildings, 20% shopping malls, and 3% hotels. This means MREIT is spreading out its investments instead of putting all its eggs in one basket.
What Megaworld’s CEO Says
Lourdes Gutierrez-Alfonso, President and CEO of Megaworld, explained that their townships are designed to grow together like a community. When they add offices, malls, hotels, and homes in one area, these different buildings help each other become more valuable. Through MREIT, they can take money from buildings that are already earning well and use it to build new ones.

In the provinces:
- Paragua Coastown – a 462-hectare eco-tourism township in San Vicente, Palawan
- The Upper East – 34 hectares in Bacolod City
- Capital Town – 35.6 hectares in the City of San Fernando, Pampanga
- The Mactan Newtown – 30 hectares in Lapu-Lapu City, Cebu
- Developments in Iloilo and Cavite
In Metro Manila:
- ArcoVia City – 12 hectares in Pasig
How MREIT Works as a Money Recycling Platform
Kevin L. Tan, Chairman of MREIT, Inc., explained that MREIT acts like a recycling system for capital (money). When Megaworld builds properties and they become successful with tenants paying rent regularly, those properties can be transferred to MREIT. Megaworld then gets cash from this transfer, which it uses to build new properties. Meanwhile, MREIT shareholders benefit from the rental income collected from these established buildings.
With Wave 5, MREIT is becoming more than just an office-focused investment – it’s expanding into a fuller township REIT with more variety in the types of buildings it owns.
Megaworld’s Big Goals for 2030
The company shared its long-term expansion plans: by 2030, they want to have two million square meters of office space and one million square meters of retail (shopping) space for lease. Combined, that’s three million square meters of properties that generate recurring rental income.
