Megaworld's Office Space Renewals Jump 45.6% in First Half of 2026

Megaworld Corporation, one of the biggest property companies in the Philippines, reported that more of its office tenants decided to stay and renew their leases in the first six months of 2026. According to a disclosure filed with the Securities and Exchange Commission on June 30, 2026, the company renewed about 122,000 square meters of office space during this period.

What Do These Numbers Mean?

To help you understand how big 122,000 square meters is, imagine about 17 soccer fields worth of office space. This is 45.6% more compared to the same period last year (January to June 2025), when Megaworld only renewed 83,353 square meters.

When companies “renew their lease,” it means they like their office space so much that they want to continue renting it instead of moving somewhere else. This is good news for Megaworld because it shows that their tenants are happy and want to stay.

Where Are These Offices Located?

The renewed office spaces are spread across different Megaworld “townships” (these are like mini-cities that Megaworld builds). Here’s where most of the renewals happened:

  • Eastwood City – This location had the most renewals, accounting for about 30% of the total
  • Uptown Bonifacio and McKinley Hill in Taguig City
  • Iloilo Business Park in Iloilo City
  • Southwoods City in Biñan, Laguna and Carmona, Cavite
  • Other locations in Makati City, Las Piñas City, ArcoVia City in Pasig, and The Mactan Newtown in Lapu-Lapu City, Cebu

Why Do Companies Keep Renewing?

According to Roland J. Tiongson, head of Megaworld Premier Offices, companies like renting from Megaworld because of their “township concept.” This means that within one area, employees can find everything they need: offices to work in, condominiums to live in, malls for shopping, restaurants for eating, hotels, and good transportation options. It’s like having everything in one neighborhood, which makes life easier for workers.

Megaworld’s Fully Leased Office Towers

The company also shared that it has 24 office towers that are completely full – meaning there are no vacant spaces left. These 24 towers have a total of 430,000 square meters of space (about 60 soccer fields) and are located in Metro Manila and other cities like Cebu, Iloilo, Pampanga, and Davao.

How Much Money Is Megaworld Making?

During the first three months of 2026, Megaworld earned P3.8 billion from renting out office spaces. They also closed nearly 100,000 square meters of new office lease deals during that period.

For the entire year of 2025, the company’s office leasing revenues reached P14.9 billion, which was 11% higher than the previous year. This growth came from new buildings, rental price increases, lease renewals, and new tenants including BPO (Business Process Outsourcing) companies and multinational corporations.

More Office Spaces Coming Soon

Megaworld is building more office towers to meet the growing demand. New buildings are scheduled to be completed in 2026 at:

  • Northwin Global City in Marilao and Bocaue, Bulacan
  • The Upper East in Bacolod City
  • Davao Park District in Davao City

These new towers will add approximately 51,000 square meters of office space to Megaworld’s portfolio.
