SM Prime Holdings, Inc. (stock symbol: SMPH) has announced that its office buildings in Clark, Pampanga have reached 100% occupancy, meaning all available office spaces are now rented out. Because of this success, the company is building an 11th tower to add more office space.
What Does 100% Occupancy Mean?
According to a press release filed with the Securities and Exchange Commission on May 20, 2026, SM Offices – which is the office rental business of SM Prime – has completely filled up all 10 towers at its Clark Tech Hub. This complex offers more than 100,000 square meters of office space (imagine about 14 football fields worth of offices!).
The tenants, or companies renting these offices, are mostly global IT-BPM (Information Technology and Business Process Management) companies and multinational corporations. These companies have signed long-term lease agreements, which means they plan to stay for many years.
Why Is This Important?
Alexis L. Ortiga, Vice President and Head of SM Offices, explained that this achievement shows there is strong demand for high-quality, sustainable office spaces outside Metro Manila. Companies are looking for good places to set up their offices in areas like Clark, not just in traditional business districts in Manila.
About SM City Clark Complex
The Clark Tech Hub is part of a larger development called SM City Clark Complex. This area includes:
- SM City Clark – the second SM supermall in Pampanga
- The National University
- SMX Convention Center
- Park Inn by Radisson Clark hotel
This setup creates what’s called an “integrated environment” where people can work, shop, study, attend events, and stay at hotels all in one area.
The New 11th Tower
SM Offices announced it will build Tech Hub Tower 11, which will be nine stories tall and add approximately 20,000 square meters of office space (about 3 more football fields).
Special features of this new tower include:
- A large 12,000-square-meter sky garden designed to help employees relax and work together
- Solar energy systems to use clean power from the sun
- Water-saving features like greywater reuse (using water from sinks for other purposes) and low-flow fixtures (faucets that use less water)
- Better indoor air quality for healthier workspaces
- Programs for managing waste responsibly, including recycling paper, plastics, and electronic waste
Easy Access Through Transportation
Tower 11 will be built above the SM Clark Skylink terminal, which is a transportation hub. By 2028, this terminal will connect directly to Clark International Airport through the North-South Commuter Railway (NSCR), making it very easy for employees and visitors to travel to and from the offices.
Ortiga noted that with these major infrastructure improvements, SM City Clark Complex will become even more attractive to companies looking for quality office spaces outside Metro Manila.
