Filinvest REIT Corp., a company that trades on the Philippine Stock Exchange under the ticker symbol FILRT, has announced it will give money to its shareholders. According to their official filing with the Securities and Exchange Commission on August 3, 2026, the company’s Board of Directors approved a cash dividend payment.
How Much Will Shareholders Receive?
The company declared regular quarterly cash dividends of ₱0.06 per share. This means if you own one share of FILRT stock, you’ll receive 6 centavos. The payment will go to shareholders who are officially listed as owners on August 20, 2025 (the record date), and the actual cash will be distributed on September 1, 2026.
To put this in perspective, FILRT has now announced a total of ₱0.18 per share in dividends for 2026. Based on the company’s closing stock price of ₱2.92 on August 3, 2026, this represents an annualized yield of 8.2 percent. This dividend covers the income period from April to June 2026.
What is a REIT and What Does FILRT Do?
Think of a REIT (Real Estate Investment Trust) like a piggy bank that owns buildings and properties. Instead of keeping all the rental money, REITs are required to share most of their earnings with people who own shares in the company. FILRT is known as the country’s first sustainability-themed REIT.
FILRT owns and manages a collection of properties including 17 office buildings, one shopping mall (Festival Main Mall), and one resort lot. Combined, these properties have 452,310 square meters of space that can be rented out – that’s roughly the size of 63 football fields!
How is the Business Performing?
According to the press release, FILRT had a strong first half of 2026. Here are the key numbers:
- Revenue: ₱2.05 billion in the first half, up 31 percent compared to the same period last year
- Net Income: ₱874 million, up 34 percent year-on-year
- Costs and Expenses: ₱663 million, up only 8 percent (showing good cost control)
- Other Charges: ₱185 million, down 1 percent
The company explained that the revenue growth was mainly driven by the full-period contribution of Festival Main Mall, which was added to their portfolio in May of the previous year.
Occupancy Rates – How Full Are the Buildings?
The average occupancy across all FILRT properties reached 87 percent in the first half of 2026. This means 87 out of every 100 available spaces were rented out. This remained steady from the previous quarter and was six percentage points higher than the same period last year.
The company’s properties are divided by tenant type:
- 61 percent office tenants
- 32 percent retail (shops and stores)
- 7 percent hospitality
For the office segment specifically, occupancy averaged 80 percent. Of the occupied office space, multinational BPO (Business Process Outsourcing) companies took up 85 percent, traditional tenants accounted for 13 percent, and the remaining space went to coworking spaces, wellness facilities, and educational institutions.
New Leases and Renewals
As of June 2026, FILRT secured 5,964 square meters of new leases from new tenants and existing ones expanding their space within Northgate Cyberzone. For leases expiring in 2026 (totaling 20,689 square meters), 49 percent have already been renewed or have signed renewal letters of intent.
The portfolio’s weighted average lease expiry (WALE) stood at 13.95 years as of end-June, which means on average, tenant leases won’t expire for almost 14 years – a sign of stability.
What Management is Saying
Maricel Brion-Lirio, FILRT’s President and CEO, stated: “Our first-half performance reflects the resilience of our portfolio. As we move through the rest of 2026, we will remain focused on disciplined leasing, prudent cost management, and sustainability-led initiatives that support stable dividends and long-term shareholder value.”
Sustainability Awards and Certifications
FILRT continues to emphasize its commitment to environmentally-friendly buildings. The company recently received its third FIABCI Philippines recognition after Filinvest One won Gold in the Sustainable Development category in April. Additionally, Plaza B and Plaza C earned EDGE certification, bringing the total number of EDGE-certified buildings to 13, with two more awaiting verification.
The company also engaged Det Norske Veritas (DNV), an international risk management firm, to provide independent third-party assurance for its Environmental, Social, and Governance (ESG) disclosures. While not yet required by the stock exchange, this voluntary step demonstrates FILRT’s commitment to transparent reporting.
