Empire East Land Holdings, Inc. (ELI), a real estate company that builds homes for middle-income Filipino families, explained that the housing market in the Philippines is changing in an important way—more people are buying homes to actually live in them, rather than just to make money by selling them later.
During the company’s Annual Stockholders’ Meeting on June 9, 2026, Empire East President and CEO Atty. Anthony Charlemagne C. Yu shared this update with shareholders and investors.
What’s Happening in the Housing Market?
Think of it this way: Imagine if people stopped buying toys just to keep them in boxes and sell them later. Instead, they’re buying toys because they actually want to play with them. That’s similar to what’s happening in the housing market right now.
According to Yu, “The year reaffirmed a fundamental reality about the real estate market: demand does not disappear—it becomes more defined.”
This means people still want to buy homes, but now they’re being more careful and specific about what they want. They’re looking for homes they can live in for a long time, not just properties to flip for quick profits.
Why This Matters for Empire East
Empire East focuses on building homes for middle-income families—people who earn a moderate amount of money and are looking for affordable housing in Metro Manila and nearby areas. According to Yu, this group of buyers is one of the strongest and most stable in the Philippine housing market.
“Our developments are not only generating sales activity. More importantly, communities are actively taking shape, with residents occupying homes, establishing neighborhoods, and building their lives within the environments we create,” Yu explained.
In simpler terms, Empire East isn’t just selling empty buildings—real families are moving in, becoming neighbors, and creating actual communities.
How Did Empire East Perform in 2025?
According to the company’s disclosure, Empire East earned ₱5.39 billion in revenues during 2025. The company also reported healthy collection levels, which means buyers are paying for their homes on time, allowing the company to continue building new projects.
Empire East spent more than ₱4.11 billion working with contractors and suppliers to keep construction moving forward on its various projects.
What Projects Were Completed?
During 2025, Empire East finished building and turned over two major projects:
- The North Residences at Covent Garden in Manila
- The East Tower of Mango Tree Residences in San Juan
Together, these projects added more than 800 condominium units that families can now move into.
What Projects Are Still Being Built?
Empire East is still actively working on several major developments, including:
- Pioneer Woodlands in Mandaluyong
- The Paddington Place in Mandaluyong
- Kasara Urban Resort Residences in Pasig
The company is also building Empire East Highland City, which is described as their flagship township development. This is a big project that includes not just residential towers (apartment buildings) but also roads and solar-powered streetlights—features designed to create a modern, sustainable community for the future.

What’s Next for Empire East?
Yu emphasized that while the market is changing, Empire East plans to stay disciplined and focused on long-term growth.
“The market is becoming more selective. So are we,” he said. “We will continue to build where demand is real, operate with prudence and discipline, and deliver on our commitments.”
This means the company will be careful about where it builds new projects, focusing on areas where real families want to buy homes, rather than chasing every possible opportunity.
