MREIT, Inc., which is the real estate investment trust (REIT) owned by property developer Megaworld, announced that its distributable income grew by 34% in the first half of 2026 compared to the same period last year. According to the company’s disclosure filed with the Securities and Exchange Commission on July 29, 2026, MREIT earned P2.49 billion during this period.
What Does This Mean in Simple Terms?
Think of MREIT like a piggy bank that owns office buildings. When companies rent space in these buildings, MREIT collects rent money. The more rent they collect and the better they manage their expenses, the more money they can share with people who own shares in MREIT (called shareholders).
The 34% jump in distributable income means MREIT made significantly more money available to share with its shareholders compared to last year. This growth came from three main reasons:
- Wave 4 acquisition: MREIT bought more office buildings to rent out
- Better occupancy: More office spaces were rented out (90% of spaces were occupied, up from 89% last year)
- Operating efficiency: The company became better at managing its costs
How Much Money Did MREIT Make?
MREIT’s revenues (total money coming in) increased by 26% to P3.41 billion in the first half of 2026. What’s impressive is that their distributable income grew even faster at 34%, which means they got better at controlling their expenses.
The company’s net operating income margin improved to 81%, up by 121 basis points. This means that for every peso MREIT earned, they kept 81 centavos after paying for operating expenses – which is quite good. They achieved this even though costs like electricity became more expensive due to global issues like the Middle East crisis.
To manage rising electricity costs, MREIT switched to 100% renewable electricity across all its buildings, which helped keep expenses stable while also being better for the environment.
Higher Dividends for Shareholders
MREIT declared a dividend of P0.2630 per share for the second quarter of 2026, which represents a 5% increase compared to the same period last year. Dividends are like rewards that companies give to people who own their shares.
This dividend will be paid on August 28, 2026, to shareholders who are registered as of August 14, 2026. Combined with the first quarter dividend, MREIT’s total dividends for the first half of 2026 amount to P0.5260 per share, which equals an annualized dividend yield of 7.6% based on the company’s last closing stock price.
According to MREIT’s President and CEO Jose Arnulfo C. Batac, the company structures every new property acquisition to increase the dividends paid per share, ensuring that shareholders benefit directly from the company’s growth.
What is MREIT’s Office Portfolio?
MREIT owns office buildings located within Megaworld’s integrated townships. These townships are like mini-cities that combine offices, homes, shopping areas, and other facilities in one location. The company’s 90% occupancy rate means that almost all of their office spaces are rented out, which is higher than the average occupancy rates in both Metro Manila and provincial office markets.
What’s Next: Wave 5 Expansion
MREIT is working on its biggest asset acquisition yet, called “Wave 5.” This P27-billion transaction will add more office buildings to MREIT’s portfolio, bringing the total space to over 950,000 square meters (that’s about the size of 133 football fields!). The deal is still subject to regulatory approval.
Wave 5 will be done through a property-for-share swap, where MREIT will issue new shares priced at P16.50 per share. This price represents an 18.6% premium over MREIT’s 30-day volume-weighted average price, meaning the shares are being valued higher than their recent average trading price.
