
SM Prime Holdings Inc. (stock symbol: SMPH), one of the biggest mall and property companies in the Philippines, just announced some good news about its warehouse business. According to a press release filed with the Securities and Exchange Commission on March 11, 2026, their warehouse complex in Laguna is now completely rented out.
What Happened?
Think of warehouses as giant storage buildings where companies keep their products before selling them. SM Prime, through its business division called SM Offices, owns a warehouse complex called Silangan in Laguna province.
This Silangan facility has two big warehouses with a total space of more than 130,000 square meters – that’s about as big as 18 soccer fields! Recently, a company (or companies) rented around 86,000 square meters of this space for multiple years, which means the entire warehouse complex is now fully occupied.
Why Are Warehouses in Demand?
According to SM Prime’s announcement, more companies need warehouse space because of three main reasons:
- More online shopping (e-commerce): When people buy things online, companies need places to store products before delivering them to customers
- Growing manufacturing: Factories need places to store materials and finished products
- New government rules: Recent changes to land-lease policies are making it easier for companies to rent warehouse spaces
What Makes This Warehouse Special?
Alexis Ortiga, the executive in charge of SM Offices, explained that their warehouses are attractive to logistics companies (businesses that move and store products) because of their size and location.
The Silangan warehouse is located:
- Less than 5 minutes from the Silangan Exit on the South Luzon Expressway
- Less than an hour’s drive from Makati, a major business district
- Close to Metro Manila and key areas in Southern Luzon
The facility also has special features like wide spaces for big trucks to move around and a “cross-docking system” that helps companies move products in and out faster.
What’s Next for SM Offices?
Now that the Laguna warehouse is fully rented, SM Offices is offering other warehouse spaces in:
- Pasig and Taguig: Ready-to-use warehouses, including one along C-5 Road that sits on 4 hectares (about 5.6 soccer fields) with over 20,000 square meters of floor space
- Build-to-suit projects: In areas like Parañaque, Laguna, Cavite, Tarlac, Iloilo, and Davao, where they can build custom warehouses based on what companies need
These warehouses can be used for different purposes including regular storage, cold storage (for food and medicine), data centers, and distribution hubs.
