Imagine if you owned a lemonade stand, but instead of just one stand, you had almost half of all the lemonade stands in your neighborhood. That’s basically what Megaworld Corporation has accomplished in Iloilo City’s office building market!

According to a company disclosure filed on May 5, 2026, Megaworld now controls 48% of Iloilo’s office market. This information comes from data gathered by Colliers International, a company that tracks real estate statistics.

What Does Megaworld Have in Iloilo?

Megaworld built a huge business area called Iloilo Business Park, which covers 72 hectares (that’s about 100 soccer fields!). Inside this area, they have 13 office buildings with a total space of over 205,000 square meters that companies can rent.

Some of these buildings, called Enterprise One and Enterprise Two, are special because they’re LEED Gold-certified. Think of this like getting a gold star for being environmentally friendly and energy-efficient – they’re the first buildings in the province to earn this recognition.

Creating Jobs for Many People

These office buildings aren’t just empty spaces. They’re creating real opportunities for people in Iloilo:

  • 20,000 direct jobs – These are people who work directly in the offices for BPO companies (businesses that handle customer service and other tasks for other companies) and traditional businesses
  • 80,000 indirect jobs – These are jobs created because of the offices, like taxi drivers, restaurant workers, store employees, and many other service providers

That means Megaworld’s offices help create work for about 100,000 people in total!

Megaworld is Also Number One Nationwide

It’s not just in Iloilo where Megaworld is doing well. According to CBRE (another company that tracks real estate), Megaworld was the top office leasing company in the entire Philippines during the first quarter of the year.

A New Way to Own Office Space

Here’s where things get interesting. Until now, Megaworld mostly rented office space to companies (like how you might rent an apartment). But now they’re also selling office spaces so smaller businesses and entrepreneurs can own their own office.

They’re doing this through a new 19-story building called International Corporate Plaza (ICP), which has more than 300 office units. These are perfect for:

Francis D. Roxas, who heads Megaworld Global Offices, explained that while they’ve been serving big multinational companies for years, they now see strong demand from smaller businesses who want to own rather than rent their office space.

How Well is the New Building Selling?

The International Corporate Plaza has been quite successful. According to the disclosure:

  • 65% of the building is already sold
  • Property values have gone up significantly – they’ve appreciated by around 43%
  • Office spaces now cost approximately ₱231,000 per square meter

Everything You Need in One Place

The International Corporate Plaza is located in a special nine-hectare area called the Commercial and Boutique Hotel District. People working there can easily walk to:

  • Hotels like Courtyard by Marriott Iloilo and Richmonde Hotel Iloilo
  • A soon-to-open Belmont Hotel Iloilo
  • Shopping centers like Festive Walk Mall and Festive Walk Parade
  • Museums including the Iloilo Museum of Contemporary Art (ILOMOCA) and the Brandy Museum
  • Residential condominiums

The building also has special facilities on the sixth floor that office owners can use, including:

  • Executive boardrooms and meeting rooms
  • Co-working spaces (shared work areas)
  • An executive lounge
