Megaworld Expands Office Buildings in Bulacan, Bacolod, and Davao with Over 51,000 Square Meters

Megaworld Corporation, one of the biggest property developers in the Philippines, announced on May 18, 2026, that it is building new office buildings in three cities outside Metro Manila. These new buildings will have more than 51,000 square meters of space where companies can rent offices.

What is Megaworld doing?

According to the company’s disclosure filed with the Securities and Exchange Commission (SEC), Megaworld is adding three new office buildings in different parts of the country:

  • Northwin Global Tower 1 in Bulacan (near Manila)
  • No. 5 Upper East Avenue in Bacolod City
  • One Republic Plaza in Davao City

Why is Megaworld doing this?

Francis D. Roxas, who leads Megaworld Global Offices, explained that many companies want office spaces outside Metro Manila. By building in provinces like Bulacan, Bacolod, and Davao, Megaworld is giving businesses places to grow in different parts of the Philippines.

The New Buildings Explained Simply

1. Northwin Global Tower 1 (Bulacan)

This is an 11-floor building located in Northwin Global City, an 85-hectare township (think of it like a mini-city) in Bulacan. The building sits along the North Luzon Expressway, making it easy to find. It will have almost 20,000 square meters of office space and will be the first building in that area to get a LEED certification, which means it’s built to be environmentally friendly. The company says this building will create thousands of jobs for people living in Bulacan.

2. No. 5 Upper East Avenue (Bacolod)

This is a 4-floor office building in The Upper East, a 34-hectare township in Bacolod City. When finished, it will add about 9,000 square meters of office space and could create around 10,000 jobs, especially for IT and business process outsourcing (BPO) companies. BPO companies are businesses that handle tasks like customer service for other companies. This building will also have eco-friendly features like roof gardens, energy-saving lights, and special windows that keep the heat out.

3. One Republic Plaza (Davao)

This is a 16-floor building in Davao Park District, an 11-hectare township in Davao City. It will have about 24,000 square meters of office space and is scheduled to be finished in 2028. It will be Megaworld’s first LEED-registered office building in Mindanao. The building will have more than 350 parking spaces and special systems to collect rainwater and save energy. It will even have charging stations for electric cars.
