Filinvest Land, Inc. (PSE: FLI), one of the big real estate companies in the Philippines, shared its report card for 2025 during its Annual Stockholders’ Meeting on April 23, 2026.
The company announced that it earned ₱25.9 billion in total revenue (that’s all the money they made) and ₱4.81 billion in net income (that’s the profit they kept after paying all their expenses). According to the company’s disclosure, revenue grew by 6% while net income increased by 4% compared to the previous year.
What Does Filinvest Land Do?
Think of Filinvest Land as a company that builds different kinds of properties. They build homes where families live (like houses and condominiums), shopping malls where people shop, office buildings where people work, and big warehouses where companies store their products. They have more than 280 projects all over the Philippines.
Where Did the Money Come From?
The biggest chunk of Filinvest Land’s earnings came from their residential business (selling homes), which brought in ₱16.27 billion. This means more than half of their total revenue came from building and selling houses and condos.
The company did particularly well in cities outside Metro Manila, like Davao, Zamboanga, and General Santos. These are growing cities where more people want to buy homes.
Shopping Malls and Other Businesses
Filinvest Land also operates shopping malls. One of their star performers is Il Corso in Cebu, a mall located by the seaside with a coastal design that attracts many shoppers. Overall, their malls are now 80% occupied, which means 8 out of every 10 available spaces in their malls have tenants.
The company also leases (rents out) office buildings to government agencies like the Department of Trade and Industry (DTI), National Bureau of Investigation (NBI), Department of Information and Communications Technology (DICT), and the Cybercrime Investigation and Coordinating Center (CICC).
Additionally, their warehouses in New Clark City and Calamba are doing well because these locations are close to Metro Manila and Central Luzon, making them attractive to businesses that need storage and manufacturing facilities.
Sharing Profits with Shareholders
The company’s Board of Directors approved a cash dividend of ₱0.05 per share. This means people who own FLI stocks will receive five centavos for every share they own. This dividend amount is the same as what they gave the previous year.
A dividend is like sharing a portion of the company’s profits with the people who own parts of the company (the stockholders).
What the Company Says About Their Performance
Tristan Las Marias, FLI’s President and CEO, explained that despite high interest rates (which make borrowing money more expensive), the company remained strong. He stated: “Filinvest Land enters 2026 with a fortified balance sheet and a clear mandate for disciplined growth. By balancing residential development with high-yielding recurring income assets, we have created a platform built to lead through market cycles while providing consistent value to our shareholders.”
In simpler terms, he’s saying the company is in good financial health and plans to keep growing carefully by continuing to build homes while also earning steady income from their malls, offices, and warehouses.
